Transaction Coordinator Services
Scope of Work
As your independent Transaction Coordinator, I will work with your broker’s compliance process to make sure your file is complete so you can get paid on time. It’s my goal to help you leverage your time. I focus on the details with great care and professionalism, so you can focus on what you do best.
Seller Side - $600
Review listing agreement for completeness and submit to broker.
Open escrow under the direction of the agent.
Order Natural Hazard Report and submit the receipt to escrow.
Send disclosure package for the seller to complete under the direction of the agent (I will use your preferred method for this if you provide logins).
Prepare a complete disclosure package before the listing goes live if directed by the agent. Upload listing package to your platform of choice if directed or send to buyer’s agent if directed. (Agent to provide logins).
Review executed contract for completeness
Introduction emails including contract timeline and a copy of the executed contract sent to agents, and title/escrow company.
Calculate contract deadlines and create a timeline for all parties. Update deadlines due to any changes in the contract. Remind appropriate contact of deadlines.
Check all documents are fully executed with dates, initials, signatures and broker information throughout the transaction.
Add all required documents to broker’s online compliance management software or to the broker directly.
Ensure Escrow has all necessary receipts to be paid out of closing.
Send Seller disclosures in accordance with deadlines to the buyer’s side.
Remind of confirmed inspection dates and times. (Agent is responsible for setting up all inspections and appraisals).
Send forms for signature under the written direction of the agent. (All verbiage and selections must be created by the agent, and the agent must advise the client on all contractual documents).
Order Home Warranty per contract if needed.
Ensure commission demand is drafted, signed by broker and sent to escrow.
Ask for status updates for outstanding items.
Send weekly transaction updates to the agent.
Conduct a final audit of the file prior to closing.
Upon close, ask for a review on behalf of the agent on a preferred platform.
Send a password-protected link to the complete file to agent and agent’s client if directed by agent.
Buyer Side - $500
Review executed contract for completeness.
Open escrow under the direction of the agent if the listing side has not already done so.
Calculate contract deadlines and create a timeline for all parties. Update deadlines due to any changes in the contract. Remind appropriate contact of deadlines.
Introduction email including contract timeline and a copy of the executed contract sent to agent, lender and title/escrow company.
Add all required documents to the broker’s online compliance management software or to the broker directly.
Ensure a complete disclosure package has been received and send for the buyer’s signature under the agent’s direction. (It is the agent’s responsibility to review all disclosures and paperwork with their client).
Remind listing side of confirmed inspection dates and times. (Agent is responsible for setting up all inspections and appraisals).
Ensure Escrow has all necessary receipts to be paid out of closing.

Send a password-protected link to the complete file to both the agent and the agent’s client if directed by agent.
Double-Sided - $750
All services in both the Seller and Buyer side are included.
